Just off the Mumbai-Pune Expressway and less than 2 hours of driving time from both Mumbai and Pune are two large and spectacular lakes: Pawna and Mulshi. A short distance away from Lonavala, this relatively virgin area is the epitome of serenity and beauty. Tucked away from the hustle and bustle of modern city life, one cannot but feel a sense of inner calm and quiet on arriving here. The numerous, imposing fortresses built by Shivaji in the lands surrounding the lakes add an exciting historical and cultural dimension to the captivating ambience that already exists.
The perfect place for a weekend retreat, the one deterrent till recently was poor accessibility and infrastructure in the area. The opening of the Mumbai-Pune expressway a few years ago inevitably led to the ‘discovery’ of Pawna & Mulshi by Bombayites and Puneites. Although a number of high-profile celebrities made their farmhouses here in the last few years, the area has been spared the commercialization and unplanned development that other popular weekend destinations have unfortunately been subjected to. The Sahara Aamby Valley Project has further increased public awareness of the area and a number of large hospitality projects that have been announced recently will inevitably lead to a tremendous popularity of the area in the years ahead.
Having been admirers and owners of land in Pawna & Mulshi for almost 30 years, we believe strongly
that any development in the area must, at all costs, preserve the natural eco-system of the region and blend harmoniously into the
natural surroundings. We should accentuate and promote our natural endowments while preserving them for posterity.
We believe investments in land in this region will yield excellent returns over the coming years. A number of factors are likely to contribute to the significant appreciation of real estate here. The Mumbai-Pune corridor is poised for tremendous development in the next few years as both cities continue to expand relentlessly. With new international airports announced in New Mumbai and Pune, this belt will undoubtedly grow to be an important economic hub in times to come. The strategic location, the beautiful landscapes, the large investments in infrastructure and the advent of some of the leading hospitality brands in the Pawna-Mulshi region will certainly lead to an explosion of interest in property here.
As a matter of comparison, Alibag, in the recent few months, has become a hot destination for investors and second home buyers from Mumbai. Pawna & Mulshi enjoy several advantages over Alibag as a second home destination but property here is still available, on average, at a fourth of the prices prevailing in Alibag.
